We are well in to the summer selling season and hopefully if you have your house up for sale you are not asking yourself, why hasn’t my house sold already? MSN Real Estate has an interesting article that lists a number of factors to look at in order to determine what is causing agents and their buyers to overlook your listing. Here are a few to consider:

1. Is your house priced too high? This is probably the number one reason houses sit on the market for longer than they should. A good agent will do a comparative market analysis for similar houses listed or recently sold in the area and give you an idea of what your house is worth in the current market. Sometimes sellers put so much into their house and they think that it’s worth more than it really is. Some are underwater on their mortgage and need to make a certain amount on the sale of their home and do not (or cannot) take the advice of their agent. It’s fairly certain that these homes will sit unsold for a long period of time.
2. Location, location, location. If your home sits right next to a busy street or freeway, or something like electrical towers, it might take a while longer to find the right buyer. Although you can’t just pick up your house and move it, you might have to have more wiggle room on your price.
3. Does your home need major repairs or renovations? If you are able, make your home as sellable as possible by completing the most needed repairs and even doing a few updates or renovations. Even just a fresh coat of (neutral!) paint goes a long way.
4. A strange floor plan can also be a deterrent for buyers. If the floor plan in your house is a little weird, do the best you can by getting rid of as much clutter and excess furniture as possible and placing the remaining furniture in a way that will create the best flow. You need people to be able to picture themselves living in your home.
