The Price is Right

When you start interviewing agents to list your house for sale, there will always be at least one agent that claims that he/she can obtain a higher price for your home than anyone else. Sure, everybody wants to believe that their house is special and because they’ve put so much money into renovations, they deserve more money. Unfortunately, the price of your home is better determined by what comparable homes in the area have sold for recently and more importantly what buyers are willing to pay.

When the agents at ChangingStreets.com are selling your house, they have one goal in mind, and that is to sell your house in a timely fashion and for the highest price possible. To do this, there is one factor that may be the most important - listing your house at a fair but competitive price. Consider the alternative:

1.       If your home is overpriced it may sit on the market without many showings. Buyers will figure out after looking at comparable houses in the area that your house is priced too high. They may make an offer but it won’t be for full asking price. Obviously, you want as many buyers viewing your home as possible to obtain a competitive advantage.

2.       The longer your home sits on the market newer buyers may start to think that there’s something wrong with it. Usually the first few weeks of a new house hitting the market have the most activity in terms of showings. You don’t want to lose this valuable time on the market because of the price point.

3.       The longer your home sits on the market, the longer you will have to pay all the bills to maintain it – mortgage, utilities, taxes, etc. This is especially bad if you need to move quickly for a job or have already purchased a new home. Nobody wants two mortgage payments!

The moral of this story is:  Don’t hire an agent just because they promise you more money than other agents. There is no risk for them to take your listing at a higher price. You’ve signed a contract with them and they can always convince you to lower it down the road. Unfortunately, it’s too late - you’ve lost valuable market time.

You can trust the agents at ChangingStreets.com to list your home at a fair and competitive price from the beginning. They will advise you on how to get your house ready and in good condition so that buyers will see it in the best light and get you the best offer possible. Our job is to guide you through the whole process and one of the most important parts is to price your home competitively.
