If renovating certain areas of your home is on your “to-do” list this spring, there are certain projects that will give you more bang for your buck when it comes time to sell your home in the future. If you have the time and money, make these projects a priority and you’ll see a nice return on your investment:

·        Concentrate on the kitchen and bathrooms. These rooms make a big impression on buyers and you want to make sure it’s a good one. By choosing a classic and neutral style in your design choices, you’ll assure a broader appeal when it comes time to sell.

·        Curb appeal goes a long way. If your yard is looking overgrown and shabby, it’s time to clean it up and spruce up your landscaping. Your time and money will be well spent especially since it’s the very first impression your house will make on a buyer.

·        Make your house bigger. You might be thinking you’ll need to win the lottery before you’ll be able to add an addition onto your home. While it’s true these types of projects are costly, if your family needs more space and you’re able to afford it, you’ll still get some return on your investment. However, there are other ways to “add space.” One way is to finish off your basement or attic space. Lastly, even though it is just outdoor living space, adding a deck or patio in your backyard always adds value to your home if done properly.

·        Let there be light! A home filled with natural light is always appealing. Make the most out of your home’s existing light sources by making sure your windows and screens are cleaned periodically both inside and out. If you want to add even more light, think about installing sliding glass doors or French doors leading to an outdoor deck or patio. Or, add French doors between two adjoining rooms such as a living room and a study.

These types of projects if done correctly will never be a waste of your time or money when it comes to the value of your home.
