If you already own a home but thinking about selling it soon or just want to make some improvements, there are some home projects that should be a priority. You will get a better return on your investment when you do sell your home if you stick to these renovation projects:

Kitchen Update:  The kitchen is the heart of the home and should really be your number one priority if it needs updating. An up to date kitchen with modern cabinetry and luxurious countertops and fixtures will always get noticed by potential home buyers when you go to sell. If you cannot afford a complete renovation, opt for some easier projects such as refreshing old cabinets with a coat of paint; replacing door handles and installing a new sink with a modern faucet. Kitchen renovations may improve your home’s value by as much as 20%.

Bathroom Update:  Outdated bathrooms can be a major handicap when you put your house on the market. If you can’t afford a total remodel, update the bathroom fixtures with modern ones, tear down old wall paper and get rid of weird paint colors. Bathroom renovations may improve the value of your home by as much as 10%.

Deck:  Adding or improving an existing deck is well worth the money and effort. Essentially it adds more livable space to your home without the expense of an addition. If you already have a deck but it needs some TLC, get out there and power wash, re-stain and maintain!

Paint:  Putting a fresh coat of paint on the walls is probably the cheapest home improvement project with one of the most dramatic effects. Be smart about choosing your colors especially if you are trying to sell your house. Neutrals and earth tones are always good choices (creams, beiges, greys, etc.). You can always add colorful accents to any room with pillows, rugs and other accessories. The goal is to make your home appealing to as many potential buyers as possible. You want buyers to be able to envision themselves living in your home and neutral colors provide a good background for this.

There will always be a list of projects to do to maintain your house properly but in terms of improvements, these tend to be the most profitable when it comes to a return on your investment.
