When showing your own home it is easier to control the atmosphere, it is also important that potential buyers feel comfortable looking around.
Keep in mind they are there to see if this could be there home, not yours. With this in mind gather all valuables and put in a single location were
only you know the location and one that is not easily available. A good spot is in a container behind your pots and pans, if someone is looking for
it you will hear them. It is important for someone to be able to look in closets, linger in a room to mentally place furniture or just get a feel.
When you show your home it is always best to start and end with the better features. For example, if your two favorite parts of your home are the master
bedroom and the finished basement, start with the bedroom and end the tour in the basement. When showing the rooms, point out improvements that you have done,
what is great about the room (does the sun rise through the bedroom window, does the kitchen get a lot of natural light, is the deck shaded in the
evening...) keep comments brief but friendly. Make sure to point out any mechanical improvements, (new furnace, central air or hot water heater) as
well as any remodeling. If your home is energy efficient mention and show documentation of low utility bills.
The best way to show and sell your own home is to have a prepared home and an enthusiastic presentation.
